Despite the national narrative, Australia is a Federation of States and what’s happening in Sydney and Melbourne, does not necessarily reflect what’s happening in Perth, WA or other cities and states around the country, albeit those two cities, effect a greater proportion of the national population.
Despite the headlines and to the exclusion of certain sub-markets, Perth is realistically back to where it was at the last cycle peak and still represents outstanding value, particularly comparatively to other capital cities and offers substantively better rent yields.

The rental vacancy rate in WA has plunged to the lowest in 42 years. December 2022 saw the rate drop to 0.6%. Regional markets are also experiencing low vacancy rates, with Albany at just 0.3% and Kalgoorlie at 0.5% in December 2022. With low rates and strong demand, comes higher rental prices.

Whilst the east coast market drops, the WA market is holding steady with 0% in price changes in the last 3 months. The rest of Australia recorded an average drop of 3.3% in value, whilst rental values have increased by 11.2% in December 2022 alone.

These factors are having huge influence over Western Australia boasting one of the strongest economies globally, along with the other factors below:

  • Perth rental yields are sitting 4.7% higher than any other state
  • The Real Estate Institute of Western Australia (REIWA)’s outlook for 2023 states it expects house prices to rise between 2% and 5% throughout the course of the year
  • WA’s median dwelling value currently sits well below all states at $560,902 as at 31st December 2022
  • Record numbers of people are moving interstate to WA
  • WA’s mining sector is globally renowned, with a considerable amount of investment being allocated towards the sector and creating thousands of new job opportunities
  • WA’s time zone and geographical location offers a strategic business advantage with Asian markets
  • Perth is placed well for liveability when measured against other cities around the world
